Sejak saya mula menilai lokasi untuk pembangunan stesen minyak, satu perkara yang jelas:

👉 majoriti cadangan lokasi sebenarnya tidak sesuai.

Bukan sebab tanah itu tidak bagus.
Tetapi kerana ia tidak memenuhi kriteria asas untuk menjadi stesen minyak yang viable.


1. Lokasi nampak sibuk, tetapi tidak praktikal

Ramai hantar lokasi yang berada di jalan utama dengan trafik tinggi.

Namun apabila dilihat dengan lebih teliti:

  • tiada akses masuk yang selamat
  • tiada ruang untuk keluar masuk kenderaan
  • aliran trafik tidak menyokong

👉 “busy road” tidak semestinya bermaksud sesuai.


2. Terlalu dekat dengan stesen sedia ada

Ini antara kes paling kerap berlaku.

Pemilik tanah melihat kawasan yang sudah ada stesen minyak,
dan menganggap lokasi berhampiran juga sesuai.

Namun realitinya:

  • kelulusan menjadi sukar
  • jualan akan terbahagi
  • risiko projek meningkat

3. Tanah tidak memenuhi keperluan teknikal

Ada lokasi yang menarik dari segi visual,
tetapi gagal dari sudut teknikal.

Contohnya:

  • saiz tanah tidak mencukupi
  • bentuk tanah tidak sesuai
  • tiada ruang untuk lori tangki
  • kekangan keselamatan

4. Tiada demand sebenar kawasan

Ini paling kritikal.

Tidak semua kawasan memerlukan stesen minyak baru.

Jika:

  • kepadatan penduduk rendah
  • trafik transit rendah
  • tiada pertumbuhan kawasan

👉 projek berisiko tinggi untuk tidak perform


Realitinya

Dalam banyak kes,
hanya sebahagian kecil lokasi yang benar-benar layak untuk dibangunkan.
